Is it a good idea to get an appraisal on the house before putting it on the market? While this strategy might make sense in some situations, it may not be an effective method at all times for a number of reasons. It happens often when an appraiser might mainly price a house based on other homes in the area. At times what appraisers may miss to consider is the advantages of a house for the freatures it has. The layout, the natural lighting, the upgrades, the topography of the land, where the house is located in the subdivision, and much more. Or some price a house per square foot which is again very insufficient. Land cost and construction cost or per square footage will not do justice in most cases.  An $800,000 home in one neighborhood may or may not be the price of the same size home in the next neighborhood up the street. What the builder did in one subdivision may not be the same in the next subdivision.  There is more. A subdivision may have features the next subdivision may not have. There are still other points to keep in mind. Some homes in a subdivision may be in a flood zone which might bring the overall pricing of the other homes in the subdivision down. How many brick homes vs Stucco homes are in the neighborhood? The list goes on and on and on as a home consists of hundreds of features.

Recently a seller contacted me to sell their house. They had obtained an appraisal for $1,025,000. They were thinking of pricing the house at $1,050,000 or $1,100,000. While two real estate agents were very anxious to list the house for the sellers’ desired numbers, I refused to take the listing. The house sat on the market for longer than the sellers anticipated and they eventually closed for $850,000. Pricing the house right is key. Not lower. Not higher. The best person to price a house right is an intelligent Realtor.
